If you have ever sold a home, I'm sure your real estate agent gave you a laundry list of "to do's" that would make your house more marketable. While I'm sure some of the recommendations frustrated you to the core, there are statistical benefits to back up the claims. I felt it was important to discuss a couple of the key guidelines to keep in mind when trying to sell your home:
- Maintain a clean and non-cluttered house: This is probably the most important thing you can do. Cleanliness portrays pride of ownership, which translates to a person that takes care of their things. No one likes buying a car that has been mistreated, so why would they want a house that has been mistreated? Clutter is the biggest turn off to a home buyer...How can someone possibly imagine where their furniture would go when they can't see every wall or floor space?
- Yes, remove as many personal pictures as you can handle. I would be the first person to comment on how beautiful your family is when looking at family portraits, however, there is legitimacy to a home buyer feeling like an intruder when walking through a home full of your personal artifacts. You want each person to try and imagine themselves and their belongings in your home when shopping.
- Curb appeal actually is important. Most people make their mind up about a house in the first few minutes. If the lawn and entryway are ugly, it makes the rest of the showing especially difficult. If you are not a green thumb, just make sure the yard is mowed, line trimmed, and edged regularly, and grab a potted flower pot at Home Depot that brightens the front door. Make sure the front door and welcome mat are clean.
These are just some simple suggestions to get you started off in the right direction, most of which are completely free and take minimal time. The most important thing to remember is to listen to your showing feedback! Some of the comments might make you angry, but will help you get into the mind of the buyers and guide your changes, if needed.
